Cavendish Road

Postby KatKat » Mon Mar 04, 2024 1:22 pm

Hello everyone, We are a professional couple with school-age children. One in primary and one in secondary school. We are considering moving to Cavendish Road and would like to know more about the area and the community. Can you recommend any local parks or playgrounds? Also, are there any good coffee shops or places to eat? We are concerned about the waste bins on the pavements and whether they cause any issues like mess or bad odour, especially in the Summer. Thank you in advance for your help. Best regards Kat x

Are you buying or renting?
The bins on the street are awful
One side of the street is Wandsworth and the other side is Lambeth - Wandsworth is lower council tax

We "fell" onto Cavendish Road, as a good compromise between commute times + costs, pre-children, when schools or playgrounds were not on our radar. We moved a bit further away since because we needed more space, but we were happy there.
Compared to other streets nearby it's not one of those streets where you get to know all your neighbours, as there are quite a lot of young professional sharers, but we have always had nice neighbours.

You are very close to Clapham Common, Tooting Common and, a bit further out, Wandsworth Common. Depending on your younger child's age, Agnes Riley Gardens also has a newly-refurbished playground.

We never had particular issues with street noise, and being broader than its side streets you will have much more light.
Also, as the street is more or less North-South (unless you are looking at the South Circular bit before it becomes Poynders Road, which is obviously noisier and more polluted), your house will you won't end up having a North-facing side (freezing in Winter) and a South-facing side (scorching in Summer).

Bins: They are mostly out on the pavement nearer Tooting Common, and we were at the opposite end, so cannot comment on that.

Amenities: a bunch of cafes by Clapham South (my favourite the Georgian), and Balham, with lots of cafes and pubs, is not too far even if you live at the North End. Halfway is the lovely Ciullosteria, Devonshire pub and a couple of other places.
Tesco at Clapham South, Sainsbury's, Aldi and Waitrose in Balham.

Maybe try and walk around at different times of the day!

If you are looking at moving your children, good primary and secondary schools all within walking distance.
