Planning Query

All,

Some insight and guidance appreciated please. Has anyone had an extension done which is greater than 3 metres into the garden from the original back wall of the garden in Wandsworth - especially Balham and the Nightingale Triangle area? Did you face any potential concerns or objections from Wandsworth Planning? If so, how did you come to a resolution or compromise with the Planning Team. We are being effectively told that we can't extend beyond three metres, into a garden which is over 40ft long (house is terraced). Trying to understand why as not and if anyone has. I should highlight that we have worked through the design at all stages with our neighbours on both sides ahead of any submissions, no objections and they are happy and supportive, especially as previously derelict property, now being done up for our family to move into the area, and we have no neighbours at the rear.

Try giving this company a call. They did our planning drawings/submission for us. He used to work for Wandsworth planning so knows what they tend to look for.

If you are doing a single storey rear extension and are not in a conservation area then what you are being told is very likely wrong - absentspecial circumstances you could do a 6m rear extension and come under permitted development. If you are doing a two storey rear extension then the 3m limit applies if you want to come under permitted development. So it makes a big difference whether you are looking at a two storey or at a single storey extension (you didn't mention in your email). However, just because something isn't permitted development doesn't mean that it won't be granted planning permission.

@Papinian - it's a single storey extension and not in a conservation area. Thanks for your perspective.

If it's a single storey extension, you have a 40 foot long garden, you are not in a conservation area and you are adding on to the original house and not an already existing extension then what you are being told re only being allowed to extend out 3m is wrong. It is possible that whomever you are speaking with is not up-to-date - the permitted development rules were liberalised in 2012 and single storey rear extensions of up to 6m could quality for permitted development whereas only 3m extensions qualified previously. The only basis upon which there can be an issue with such an extension is that it damages the amenity of a neighbour (e.g. completely overshadows their garden) but as you have said your neighbours are fine with what is proposed that doesn't seem to apply in your case.
