Loft conversion recommendations?

Postby Allsmiles » Mon Nov 05, 2012 3:43 pm

Hi,

We are thinking of getting our loft done in spring next year and was wondering if anyone has any good recommendations for loft conversion companies?

Also, we have a 2 yr old. Was wondering if we need to move out while getting the loft done or we can stick it out while its been done?

Thx

Hi
We have just completed our loft conversion. We used Absolute lofts and they were great. We also have a two year old and had no problems at all. Initial access is via the roof until they break through and then even though the access is through the house they tidied up each evening and placed a temporary stairgate to stop the toddler being able to access the building site.

I would strongly recomend landmark lofts. They have done 2 for me ( one with my son only 8 weeks old) and both times they have been brilliant. Really good quality work and really fast ( less than 6 weeks both times to a completely decorated room)

I don't normally post, but wanted to add a note of caution. We used Absolute Lofts too about 5 years ago. They were absolutely terrible. Singularly the worst company I have ever dealt with. They built the space to the wrong dimensions; they were threatening; they put the stairs in early and we had heavy rain cascading down the stairs into the landing and through the ceiling or our children's bedroom with live electrics sparking.

The problem with many companies is that they outsource the work. You deal with the slick sales team and website, but when it comes down to the works you get any idiot with a van. Our 8 week project lasted 5 months and was the most stressful experience I've ever had. When your house has no roof, the building team have £30k of your money and you need to start again it's terrifying. We had drunk electricians, unqualified carpenters . . . the lot.

We had had a recommendation of Absolute Lofts, but it's not the company, it's the builder who counts. If I was doing it again I'd hire a reputable building company, not a specialist loft company. You don't need it. You just need an architect's drawing and a good builder.

I completely agree with ckid - very eloquently put. Visit previous clients and talk to them face to face before you commission a builder. Beware snazzy sales teams!

I agree with ckid that you would be better off getting an architect and a good builder than using a loft company. We used another loft company who have done a lot of lofts in the area and the lesson I learned is that you are better protected by having a professional architect involved in devising a specification and contract. Loft company contracts work heavily in their favour and don't give you enough protection over the quality of workmanship and the timing of the work. Guarantees are pretty worthless if they come from a poor quality builder as you will just get more bodged workmanship to repair previous bodged workmanship or they will close the company down to avoid doing anything for you!

It is worth looking at the history of any loft company or builder you are considering at Companies House and checking for previous registered companies with remarkably similar names that have been closed down. Have a look at the search results for Absolute Lofts if you are considering them...

Do not get the builder Robert Monroe. He is a con artist and buggered off before the job was finished saying he'd under quoted and ran out of money. 4 other people in the area are trying to take him to court.

Living lofts and extensions were superb - they are builders first and foremost

Hi,

My husband runs a property developing business and uses a company called Builders GB. The website is http://www.builders.gb.com. He came across them a few years back by getting their details from our local council. The guys who come from the council to check that jobs are carried out in accordance with all safety regulations use Builders GB for their own homes. They are a very well known company. Price wise they are very good and the workmanship is excellent, that's why most of the Developers use them. They've made many Loft Conversions and Extensions for us over the last 15 years. They are bigger than most of the companies around this area and have been around for many years now. I think if you need a company that you can trust then this is the right one.
