Inaccessible leaking pipe under tiled concrete floor - help!

Postby lalectrice » Mon Jul 24, 2017 7:08 pm

A hissing sound like a running tap has revealed a leak somewhere under our tiled kitchen floor or possibly tiled hallway/downstairs toilet. There is no visible evidence of a leak, just the noise, which the plumber says shows there is a leak in one of the pipes connected to the mains (noise stops when water turned off). We cannot access the pipes unless we dig up the floor, units etc (aaarghh!). To make matters worse, there is underfloor heating down there too... The plumber professes himself baffled and says he doesn't know if any equipment that would allow him to locate the leak more precisely. He says pipe-sealing products only work on heating systems and this is definitely an issue with the mains. Help! Any advice or similar experiences?

Hi, we had this exact problem last year. We called our house insurer who luckily covered this sort of leak and they recommended we use Polygon to locate the leak - http://www.polygongroup.com/en-GB/leakd ... nd-access/

Polygon were good and efficient. We ended up having to pull up the tiles to repair the leak and re-do the floor but it was all covered by our insurance.

Good luck!

Hi, We've had a similar problem and used Leak Detection Specialist to come. They are able to detect leak within 1m and so you only need to lift a small area of tiled floor. They charge about £600 but this should be covered by your insurance.

Thanks everyone. We used Polygon, who were very good, and have identified where the leak is, but now need someone to dig up the floor and remove the sink in order to access it. I presume a general builder will be the person to go to, so if anyone has a local recommendation, I'd be grateful to hear it!
